California's GO TO Bank-Alternative Financing Company

Bridge Loans

Short-term bridge loans for immediate needs — bridging the gap until you can complete and stabilize, then refinance or sell. Built for time-sensitive acquisitions, transitional properties, and situations where speed matters more than anything else.

Term Loans

Our term loans are designed to provide a solution where you can fully pay back the principal over a mid-range term. The right fit when you need more runway than a bridge loan allows but aren't ready for permanent financing.

Permanent Loans

Our permanent loans are intended to provide a long-term solution to pay back your financing with up to a 40-year amortization. Stabilized properties, predictable payments, and a path to long-term hold.

Straight Answers Before You Apply

Are there upfront fees?

No. Hanover Mortgage Company charges no upfront fees. You apply, and if approved, you receive a free quote with all the details of the loan before you commit to anything. Mortgage broker fees apply at closing unless stated otherwise — disclosed in your quote, never a surprise.

How fast can you actually close?

Fast closings are one of the three things we lead with, and we mean it. Once your quote is accepted and your documentation is received, your file goes straight into underwriting. No committee delays, no bank bureaucracy. Our clients consistently cite the absence of delays as the reason they come back.

Will you lend on my property type?

Probably. We lend on apartments, automotive properties, commercial and mixed-use, non-flagged hospitality including sober living and board-and-care, raw and entitled land, light industrial and self-storage, religious properties including churches and temples, and residential including manufactured and mobile homes. If a bank told you no, call us.

Are you actually licensed?

Yes. Hanover Mortgage Company holds California Department of Real Estate Broker License #01410448 and NMLS I.D. #337458. We are California licensed only and arrange business purpose loans exclusively. Verify us with the DRE or NMLS directly — we'd encourage it.
